299 santa paula is one of the most unique homes i’ve seen in some time. the views are incredible, the amount of land the home is on is rare for san francisco and i felt like i was in a quiet, secluded escape while in the courtyard.
I agree! I love the modern looks of the Pacific St. house but Santa Paula is very unique, thus gets my vote!
299 Santa Paula wins for a number of reasons:
1) Views of the ocean. (The Broadway house obviously could argue it has equal/better views.)
2) Beautiful, spacious backyard.
3) More uniformly beautiful neighborhood than the others.
4) Curb appeal.
5) Cheapest! Both overall price and per square foot. You’ll have money leftover to decorate.
And maybe most importantly:
6) With a house this big, you want to invite lots of friends over. They could all actually park nearby if you lived here.
I buy a 2 million place in Tiburon or SF, one in Mainland Mex or Nicaragua, and save the rest to live on and never work again!

Um, so why does 299 Santa Paula have HOA dues???

Walk through the neighborhood some day. It costs money to maintain all the trees, sidewalks, parkways, the park, the fountains, etc. The HOA keeps it looking so nice, keeping property values up, etc., so the homeowner’s end up paying about $100 per month per million dollars of house. Arguably, it’s a good investment.
