Building Full o’ Bank Owned

Picture 2

Poor 767 Bryant Street.  The units in this building have had such a tough time selling for one reason or another (timing, location, quality, marketing) and it seems they’ve tried every sales trick in the book–offering cars, converting to apartments, reducing prices, switching brokers–to find buyers.  To the few poor folks that bought these units at full price (uummm, how do the agents that placed buyers in units for over $1m in this building sleep at night?), good luck trying to sell your units any time soon for anything near what you paid for them because now, lucky buyers have five bank-owned lofts to chose from.  Happy shopping.

SoMa Condo’s Are Cool (as in… not so hot)

900 minnesotaBack in 2005, hipsters, tech-nerds and anybody that thought they were edgy, but didn’t have enough money for a grown-up house, wanted to live in a cool loft-like space in SoMa.  It would be interesting to ask those same cool-kids how they’re feeling about their condos and lofts today.  Tracey Taylor of SF Gate explains that ”36% of all [active] condos have seen at least one price reduction and the average cut is 10% off the original asking price.”  The article doesn’t get much rosier…

Folks who bought places in 2004 and 2005 are not even getting back the money they paid for their home four to five years ago, says Heather Fernandez, VP of Marketing at Trulia.

Community Video: South of Market

Each day, for the next few days, we are going to feature a video of different San Francisco neighborhoods.  We found these segments via Curbed SF and Coldwell Banker (real estate brokerage) is the main sponser, but screw it… we’re still going to show them.  It’s always intersting to see how neighborhoods are “sold” by a real estate brokerage.  Speak up Schtuffers.

Landlord Rage

Kip and Nicole Macy purchased 744-746 Clementina, a six-unit building in 2005 for $995,000. The building was tenant occupied. Kep and Nicole didn’t seem to like their tenants very much as they waged “a campaign of terror against their renters including cutting out the floor supports after the tenant went to court to keep from being evicted, authorities said Wednesday.

Kip Macy is accused of three felony conspiracy charges, three burglary charges, two stalking charges, two grand theft charges and one felony count of shutting off service, related to cutting Morrow’s power. He also faces one misdemeanor vandalism charge.

Nicole Macy faces three conspiracy charges, three burglary charges, two stalking charges, two grand theft charges, one charge of cutting phone service and one count of misdemeanor vandalism.

One of the tenants was kicked in the chest after coming home and finding his landlord steeling personal items. These lovely landlords shut water off, used terror tactics and cut floor boards out so tenants would get hurt. Dear Craigslist, will you please find me a new place to live?

By: Coach A

Greetings – Our editor in chief is on vacation so I’m running the show for a few weeks. Imagine – a So-Cal guy leaving his prize possession to a Jersey boy. Thought we could all have some fun and post our Bay Area favorites – We’ll get 5 of these up while G is in South America – when he gets back he can revisit his love of all things Bay Area.

Today’s Topic – Restaurant.

The Bay Area is home to some of the best eats and drinks in the world. With that in mind – I ask the Schtuff crew this:

What’s the Best Restaurant in the Bay Area and WHY – Be Descriptive! Read the rest of this entry »
