Investor Alley VI

By Coach A:

In Coach A’s sporadic installments of Investor Alley he picks a house, building or condo and talks about how somebody can create a return on their investment. He’s also taking a stab at some other investments and shootin’ the sh*t with his friends over at his blog.

Schtuff:

My Plan:

  1. Add an internal flight of stairs from the northern most wall in the “plus” room and connect the flat to the legal space downstairs.
  2. Open the wall between the “plus” room and nook. This would create a legit 3rd bedroom up or a great home office area. Read the rest of this entry »

Schtuff I Saw on Tuesday–Hot and Bothered

Tuesday’s offer Realtors an action packed day. Nearly all the active listings in the city are open for Tuesday Broker’s Tour. The Tour starts in District 8 at 9:00am and runs through District 10 ending at 4pm. It’s not uncommon to preview 20+ houses on any given Tuesday. In my new weekly installment, Schtuff I Saw On Tuesday, I’m going to share with you the best, worst and oddest of each Tuesday.

By Coach A:

July 8th (Another relatively slow week for new listings given the preceeding holiday weekend):

Best Statement
1111 Greenwich: $2,395,000
Incredible views – not a lot of property for the price but given the location (Russian Hill) it’s an understandable price. The brunch was solid – too many gossiping agents to actually enjoy the quiche, but fear not, I took some to go. The best property statement I’ve seen in a long time. Kudos to Jon Taylor of Paragon Real Estate. I’m often very critical (read the rest) of agents who don’t spend a dime marketing multi-million dollar homes. Jon spent a fortune – 12 color pages – it’s a novella not a statement!

Most “Tired” building
10 Miller Place # 901 $899,000
Nob Hill / China Town 2 bed condo. The building is T I R E D – feels very 1976 to me. The unit has upgrades and spectacular views – but the HOA dues are in 900’s and the windows and sliding glass doors are very dated. Bagels and Veggies were nice. While I was in the unit, an owner from a unit on another floor came down and had the agent give him a listing presentation — now that’s a successful Tuesday Tour!

Best location
66 Pleasant St -$795,000
Very San Franciscan location – 1 block alley off of Taylor between Sacremento and Clay – steps to Grace Cathedral – loved the location but no parking is tough. No food.

Best Bang for the Buck

5 Alarm Fire

Historic Firehouse #44 has been restored to none of it’s original glory. However, it has been resored into a masterpiece of a slick, modern, non-kid-friendly home with amazing views, high-end finishes and the “cool factor” that goes along with living in a fire house.

Schtuff:

  • October 2005: Active for 71 days with an asking price of $2.695m. Withdrawn.
  • February 2006: Active for 8 days for an asking price of $2.696m; sold for $2.1m
  • May 2008: On the market currently for $6.375m
  • Kitschy elements used in the remodel include fire-hose nozzel fountain, fire-hose used as staging item.
  • Worst part of the remodel: the pole is encased in glass. NOT IN USE. BOOOOO!
  • Best part of the remodel: outdoor decks, walk-in wine closet and kitchen with separate galley sous chef space/kitchen

3816 22nd Street–2006 listing [MLS]

A 4 Million dollar view?

view2.jpg

coachasized.jpg

By: Coach A

You’ve heard the saying, “A million dollar view.” – how bout a 4 million dollar view.

Here are two choices:

  1. 100 Palo Alto Ave - Situated on the top of Twin Peaks, 4 beds and 4.5 baths, 4800 square feet and views of 5 counties. (Listed by Herth Real Estate – photo courtesy of Bernard Katzman)
  2. 115 Telegraph Hill Blvd – Situated just under Coit Tower, 1 bed and 1.5 bath cottage on a 7500 sqft lot of land - enough room to build a dream house or multi unit building – this assuming you can get the North Beach Neighborhood Association on board.

Listed by Sotheby’s International Realty – photo courtesy of the Louis Silcox

Jacked Map

mydesk.jpg

Google Street View was all the rage when first introduced. It freaked some people out and privacy advocates went wild. Wholly smokes has somebody taken it to a new level. Check out MapJack.com, where you can see crystal clear images of the entire city. This service is currently only available for San Francisco, CA and Chaing Mai, Thailand, but it comes in handy if you your lazy ass doesn’t feel like leaving the house to make sure you didn’t park on the street cleaning side of the street (you can read signs!).

Investor Alley IV

657ulloa.jpg

coopdadupdate1.jpg
By Coach A:

The weekly investment installment where Coach A picks a house, building or condo and talks about how somebody can create a return on their investment…

Schtuff:
Address: 657 Ulloa Street
‘Hood: West Portal
Price: $889,000
Beds: 2
Baths: 1
Sq. ft.: 1506
Extra: in-law unit

Plan:

  • Purchase for $945,000 in as-is condition with a 21 day close (gonna be some competition for this one)
  • Spend $100-$150K in upgrades (Home is in move in condition, but most likely needs a new roof.)
    • blow out the interior walls to reconfigure the space into a more suitable 2 bed / 1.5 bath upstairs and refine the outdoor space and garage area.
  • Keep the in-law rented and generate $1100.00 a month.
  • Ultimately, drop an interior staircase in the home and create a 3 bed / 2.5 bath 2500 sq.ft. home

Investor Alley III

coopdadupdate1.jpg
By Coach A:

turk1.jpg

House 1 Deets:

2821 Turk Street
Price $950,000
2 bed + sun room
1.5 baths
1725 sq feet (tax record)

Comments: The home needs a few “small” tweaks before it’s move-in ready, but there are some incredible expansion possibilities given the size of the garage. A $200K – $250K remodel would still put this house well under market value. It would make sense to remodel the kitchen and bath on the main level, create a master suite opening to the yard in the garage. These additionals can be done legally making the house 2400+ sqft with 3 beds, 2.5 baths, sun-room/office, yard and will still have parking.

turk3.jpg

House 2 Deets:

2539 Turk Street (extremely similar to house 1 with a nearly identical floor plan and location. This home has more upgrades and shows substantially better than house 1, but is also directly in front of a Muni stop.)

Price:1,150,000
3 beds
1 bath sq ft.
1683 square feet (tax record)

Comments: In contract after 10 days on the market (let’s assume it sold for slightly over the asking price)

Lone Mountain Deets: 2007
14 single family home sales
Average list price: $1,259,000
Average sales price: $1,350,000
Avg size: 1790 square feet
