San Fran is at the forefront of a dining revolution. Always considered a “foody” town, the last few years have seen a rise in the number of Community Tables. Initially awkward to sit down with strangers, this is a great away to get a sense of this fantastic city, meet people and get seated quicker! (Also a bonus – you can ask people how their dishes are).
4 eateries offering community tables:
- Suppenkuche: 525 Laguna St – Hayes Valley German dining
- NOPA: 560 Divisadero St - “new” American cuisine
- Beretta: 1199 Valencia St – Casual Italian dining in the Mission
- Bushi-Tei: 1638 Post St – Asian Fusion in Pac Ht’s / Japan Town
My personal experience:
One of my closest friends from college – go DEACONS — came to town and we wanted to hit up a relative hot spot. We rolled into NOPA and found a 2 hour wait unless we sat at the community table. Within minutes we sat down next to a nice couple on one side and four women dining together on the other side. We shared a bottle of wine or 2…or 3, asked questions about what everyone was eating and quickly got to know six new people — people helping people!

In October of 2007, 601 Dolores St was sold as a commercial listing for 2.1M. The property sold in just 29 days. The marketing remarks read:
“This exquisite location is now available to someone with resource & capability to navigate City departments & answer the calling of this property. Not for anyone faint of heart, but someone with fortitude, patience, persistence and true vision. A truly rare opportunity to renovate or develop as the City allows, only comes once in a lifetime.”
Well it appears someone with patience and CASH took advantage of that opportunity and today, 601 Dolores St is back in a big way.
601 Dolores St – 9690sqft on the market for $9.95M. Extensively remodeled from top to bottom. Words do not do it justice – while it’s not currently in the MLS, the property is being marketed “quietly” through Hill-Co.
My favorite new element – Creation of usable tower interior with 360 degree views from arched stained mahogany windows and roof-top deck .
I’m a sucker for a view roof deck and think of all the fun people watching @ Dolores Park!

Well, the financial sky may be falling, but there’s still some GREAT property on the market. Here’s a recap of Tuesday’s finest:

- Schtuff: Built in 1928, 12 unit, 12 story Co-Op at the top of Russian Hill. Do the math–1 unit per floor with an elevator entrance to your unit. Very elegant doorman building and it’s a Co-Op, so you’ll need to be approved by the board before purchasing and rest assured that’s no easy task. Tons of views – tons of “old world charm” – i guess it’s charming – it’s old that’s for sure and 1 very odd large room upstairs. I think its best use is for a beer pong tournament — picture 4 tables, 12 kegs and lots of fans. Built by the Raffetto family in the late 20’s it’s a piece of San Fran history – so says the 20 page statement that leaves no fact unturned. I’m not sure who buys this – not sure what they do with it – but the quiche was sick! We wanted to tip our hat to our very own Coach A as his resignation from Saint Ignatius Lacrosse was mentioned in SF Gate and felt throughout the West Coast LAX community.
Greg Angilly has stepped down as the coach of the St. Ignatius boys lacrosse team, which went 19-1 in 2008 and finished the season ranked No. 27 nationally and No. 2 in the west, according to laxpower.com.
Angilly cited his 3-year-old son, 2-year-old daughter and 2-year-old business as the collective impetus for his decision.
In Angilly’s six years as coach, the Wildcats compiled a 107-15 record and finished in the top three in the west three times.

Two doors west of Home San Francisco World Headquarters sits 331-333 Cortland Ave, a 3 unit mixed use building. There’s a 1200 square foot commercial space, a 3 bed/2 bath, 1200 sqft flat and a stand alone cottage in the rear. (approx 650 sqft).
This building was on the market for $1,699,000 for 90 days and withdrawn on August 12th. On August 28th the building came back to the market as new with no staging and a new price of $1,495,000. Fairly typical in our industry to see a listing expire and come back on the market with a new broker but in this case there are a few interesting factoids.
- What is being sold: The property is being marketed as individual TIC’s this time around. The two residential units are on a “fast track” for condo conversion according to the new listing agent. I find this hard to believe for a few reasons, namely the lack of off street parking. In order to convert to a condo, a variance must be issued as there’s no off street parking. Before a variance gets issued, the City will send out a notice to the neighbors who will be potentially effected by the additional street parking. The neighbor due west of the subject property complains about EVERYTHING – you can take it to the bank that he’ll protest the variance – which means trouble for anyone trying to convert to condos.

Kitchen: THAT’S NOT A KITCHEN! Marketing remarks: “The two story, free standing cottage has two bedrooms, one full remodeled bathroom, a sunny living room, and kitchen with a stainless steel sink….” Umm – there is NO kitchen. The kitchen is the stainless steel sink. As seen from my picture, the sink has 2 small electric burners on the left side and a mini fridge below the burners. That’s the “kitchen.” You can’t feasibly cook a meal in this sink –err I mean kitchen. Jackson can’t even cook a meal in this sink/ kitchen. No counters, no cabinets, no where to put a freaking cutting board, yet advertised as a “kitchen.” (Note: the gas line for the building doesn’t run to the rear cottage-another red flag for me.)

My goal was to enjoy my 3 day weekend with my family and get away from the wild and wacky world that is San Francisco real estate. As many of you Schtuffers know, Garrett puts a ton of time and effort into this blog and is always trying to provide information to end users in an effort to empower buyers and sellers. At Home San Francisco we firmly believe in providing our clients with all the info we have access to.
Many will recall the controversy with Seductively Sold- namely with 1 SF Realtor filing a complaint and forcing Garrett to password protect certain sold data. Garrett complied and changed how the information is displayed. We both think our Association is barking up the wrong tree by limiting the data they allow the public to access. Our feeling has always been – give people the info – ALL the info and in turn they will be grateful and ultimately become a client.
I had laid the argument with our fellow Association member to rest – even though I think his attack of Garrett was uncalled for and extremely unprofessional. Then I received an email which literally made my skin crawl. It’s election time for the San Francisco Association of Realtors and guess who is running to be a Director of our Association – none other than our favorite data watchdog! Running for the position is fine with me – sending our entire Association an email with your “platform” (a first in my 7 years of membership) is flat out annoying and inappropriate in my opinion. The other individuals running for Director didn’t see the need to SPAM our association with their thoughts and goals – but leave it to DataPolice to sour my weekend.
Below is the e-mail I received. Essentially DataPolice wants to further monopolize the MLS data and prevent 3rd party vendors from using it to attract leads – which in turn these 3rd party vendors sell back to local Realtors. I think we call that capitalism and it’s actually looked at favorably here in America. Instead of finding new ways to attract and service buyers and sellers, DataPolice wants to protect data and force the public to gain info from only one source. And Realtors wonder why our perception is similar to used car salesmen!? Enjoy the read and if you are a Realtor, Vote For Pedro or write in Greg Angilly on your Director ballot!

I see the largest need for our members is to create a public face MLS that will remove the benefit of the middle-men companies that take our content and data and then sell us placement and leads. If elected that will be my focus and contribution back to you.

Sorry bout missing last week, I was in North Carolina surprising my mother on her 65th b-day – back to Schtuff.
This week has a distinctly different feel. As opposed to being out and about touring, I was posted up in my listing, 269 Frederick St, hosting my own CATERED showing. Garrett was quick to remind me that I’m rather picky about my Tuesday Tour food, so I focused my day’s attention on my catered Broker’s Tour from 12-1:30pm.

Let’s get the menu out there right away – Whole Foods catering job – I know it’s not the most original, but truth be told the Ashbury Market was supposed to be my local caterer and they flaked-thanks guys!
- Smoked Salmon, Mozzerella and Tomato and Roast Beef sandos
- Brownies and Cookies
- Water–flat and sparkling were made available to my fellow Realtors
1. Shame on the district 7 (northern part of town) agents today. We had two new listings above 2.9M without any catering. Come on now, that’s just not acceptable and frankly it lead to my only problem today – not enough food! I had agents that were starving walking in to my listing and it’s not my duty at noon on a Tuesday to provide the first food to Realtors. That’s on you D7 and D1 folks! Let’s all do our job. The poor group that came through at 1:25 were left with cookies and water-I blame the D7 agents for this.
2. I do believe I had 5-7 agents that came just for lunch. This I applaud and support. That said, please go downstairs and see the entire unit. I don’t ask much -but if you want to cash in on my free lunch take the entire tour of the house.

Tuesday’s offer Realtors an action packed day. Nearly all the active listings in the city are open for Tuesday Broker’s Tour. The Tour starts in District 8 at 9:00am and runs through District 10 ending at 4pm. It’s not uncommon to preview 20+ houses on any given Tuesday. Incredible views – not a lot of property for the price but given the location (Russian Hill) it’s an understandable price. The brunch was solid – too many gossiping agents to actually enjoy the quiche, but fear not, I took some to go. The best property statement I’ve seen in a long time. Kudos to Jon Taylor of Paragon Real Estate. I’m often very critical (read the rest) of agents who don’t spend a dime marketing multi-million dollar homes. Jon spent a fortune – 12 color pages – it’s a novella not a statement!
Most “Tired” building
10 Miller Place # 901 $899,000
Nob Hill / China Town 2 bed condo. The building is T I R E D – feels very 1976 to me. The unit has upgrades and spectacular views – but the HOA dues are in 900’s and the windows and sliding glass doors are very dated. Bagels and Veggies were nice. While I was in the unit, an owner from a unit on another floor came down and had the agent give him a listing presentation — now that’s a successful Tuesday Tour!
Best location
66 Pleasant St -$795,000
Very San Franciscan location – 1 block alley off of Taylor between Sacremento and Clay – steps to Grace Cathedral – loved the location but no parking is tough. No food.
