  • This sales price represents .03% of the list price.
  • Property taxes are initially $11.40 a year.
  • Each agent makes $25.00 before company split.

Questions:

Community Tables

San Fran is at the forefront of a dining revolution.  Always considered a “foody” town, the last few years have seen a rise in the number of Community Tables.  Initially awkward to sit down with strangers, this is a great away to get a sense of this fantastic city, meet people and get seated quicker!  (Also a bonus – you can ask people how their dishes are).

4 eateries offering community tables:

  1. Suppenkuche: 525 Laguna St – Hayes Valley German dining
  2. NOPA: 560 Divisadero St -  “new” American cuisine
  3. Beretta: 1199 Valencia St – Casual Italian dining in the Mission
  4. Bushi-Tei: 1638 Post St – Asian Fusion in Pac Ht’s / Japan Town

My personal experience:
One of my closest friends from college – go DEACONS — came to town and we wanted to  hit up a relative hot spot.  We rolled into NOPA and found a 2 hour wait unless we sat at the community table.  Within minutes we sat down next to a nice couple on one side and four women dining together on the other side.  We shared a bottle of wine or 2…or 3, asked questions about what everyone was eating and quickly got to know six new people — people helping people!

In October of 2007, 601 Dolores St was sold as a commercial listing for 2.1M.  The property sold in just 29 days. The marketing remarks read:601-dolores-street

Not for anyone faint of heart, but someone with fortitude, patience, persistence and true vision. A truly rare opportunity to renovate or develop as the City allows, only comes once in a lifetime.”

Well it appears someone with patience and CASH took advantage of that opportunity and today, 601 Dolores St is back in a big way.

601 Dolores St – 9690sqft on the market for $9.95M. Extensively remodeled from top to bottom. Words do not do it justice – while it’s not currently in the MLS, the property is being marketed “quietly” through Hill-Co.

My favorite new element – Creation of usable tower interior with 360 degree views from arched stained mahogany windows and roof-top deck .

I’m a sucker for a view roof deck and think of all the fun people watching @ Dolores Park!

Fiesta on the Hill

Sunday was Fiesta on the Hill in Bernal Ht’s. Go figure it was the first crappy weather day we’ve had in October – windy and rather chilly – great hot chocolate weather. Sensing the last thing most people want to do at a street festival is discuss real estate and understanding that there would be at least 5 other real estate booths (we’re like ants – once you see one – they all appear), Garrett and I decided we’d focus on FUN for the day.  No Doom, No Gloom, FUN FUN FUN.

We had skeet ball for the kids with fun candy prizes and for mom and dad – a wheel of goodness to spin. We offered portions of our commission back based on the number spun and had some great bonus prizes on the wheel as well.  Folks seemed to enjoy it, we gave away some gifts and potentially tens of thousands of dollars in commission rebates. People helping people baby.

We were positioned next to a bake sale booth for Obama with some of the smartest 10 and 11 year old kids I’ve ever met. These kids were aware of the issues and were not just reciting mom and dad’s mantra. I was impressed. To our west was a guy who provided the first installment of Festival Drama. He was selling clothes and positioned on the corner — smack dab next to the Lumpia BBQ  — you starting to sense the problem? His clothes would have smelled like meat on a stick had he hung them. Instead, he had a heated argument with festival directors and then tore down his booth and left pretty fired up.  Ahh Drama — but wait, there’s more:

Schtuff I Saw on Tuesday–Falling Economy Edition

Well, the financial sky may be falling, but there’s still some GREAT property on the market.  Here’s a recap of Tuesday’s finest:

  • Address: 945 Green St # 9
  • Price: $6,700,000
  • Schtuff: Built in 1928, 12 unit, 12 story Co-Op at the top of Russian Hill.  Do the math–1 unit per floor with an elevator entrance to your unit. Very elegant doorman building and it’s a Co-Op, so you’ll need to be approved by the board before purchasing and rest assured that’s no easy task. Let’s just assume they let ya buy the place – man are you getting views!!!! Some of the best panoramic views I’ve seen!  Views from almost every one of the 5 bedrooms and 5.5 baths.  Very elegant unit and a decent brunch spread too.   • Address: 2151 Green Street
  • Price: $8,900,000
  • Schtuff: 6800 SQ FT Pacific Heights mansion.  Built in 1915 for a mining baron and extensively remodeled.  The main home is incredible – tons of views, large stately rooms and is across the street from the Getty family house – very impressive home with great Bay and GG Bridge views.  My favorite element is the “apartment” on the lowest level.  The master bath with shower and sauna is incredible – the flat screen located so I can watch stocks plummet while bathing — PRICELESS.  Listed By: Urban Bay Properties, Adam Gavzer
  • Address: 2860 Pierce Street (and 2382 Union St)
  • Price: $16,950,000
  • Schtuff: 2 properties, 1 parcel, 13,000 SQ FT of living space.  Union St. has 4 units. Pierce is a 7000+ SQ FT single family house. Tons of views – tons of “old world charm” – i guess it’s charming – it’s old that’s for sure and 1 very odd large room upstairs. I think its best use is for a beer pong tournament — picture 4 tables, 12 kegs and lots of fans.  Built by the Raffetto family in the late 20’s it’s a piece of San Fran history – so says the 20 page statement that leaves no fact unturned. I’m not sure who buys this – not sure what they do with it – but the quiche was sick! (I’d buy both Green St properties with my $16 million before I snagged this project – think bout it – a mansion with an apartment and then 20 blocks east a PHAT party flat – awww yeah) Listed By: Pacific Union/GMAC Real Estate, Mary Toboni

The Extremely Curious 958 Carolina St.

Put this in the “Reason’s why we hate Realtors” box.  958 Carolina St, a 2500 square foot, 4 bed, 2.5 bath single family house in Potrero Hill came on the market on September 10th for $1,795,000.  A steep price in my opinion but in this market, it’s probably best to allow the property ample time on the market before making any wild adjustments in price–OR–you can change the price every time a stiff breeze rolls through the Bay Area.

Property History:

  • 09/10: New on the market for $1,795,00
  • 09/18: Lowered to $1,760,000 ($35K reduction in 8 days-little quick in my opinion)
  • 09/20: Lowered to $1,698,000 (really? 48 hours after a reduction, another reduction?)
  • 09/21 6pm: Lowered to $1,600,000 (hmmm – did ya give the $62K reduction a full day?)
  • 09/21 8pm: Raised to $1,680,000 (guess the interest @ $1.6m was GREAT for 2 hours)
  • 09/22: Lowered to $1,678,000 (ahh yes, the effective $2K reduction!)
  • 09/25: Lowered to $1,650,000
  • 09/29 12:51pm: Lowered to $1,495,000 (ok – now we’re getting closer to the realistic value of this home – 300K below where we started)
  • 09/29 12:53: Raised to $1,650,000 (a 2 minute price reduction – DAMN – I missed my chance)

Seriously – what the FU*K is this agent thinking? If it’s done to get the listing popping up on our database which does occur when the price is lowered and raised, well that’s just pathetic.  I can think of a few better marketing ideas–shit, Cooper (3.5 years old) can come up with a better strategy!  Here’s an idea–why don’t you price the property appropriately – let’s say $1.4m (and that’s PUSHING it) and leave it the hell alone for 3-4 weeks.

In Memory Of…

Yesterday the city of San Francisco and the SF Association of Realtors lost a dear friend and an incredible asset. Barbara Pacak passed away on Tuesday.  Barbara served the San Francisco Association of Realtors for 26 years as the administrative director.  Professionally she was an incredible asset to our association and its members and our Association will be hard pressed to ever find someone as dedicated as Barbara.

Barbara was not defined by her job though. She was an incredibly friendly, personable, fun, dynamic woman who both Garrett and I cared a good deal for.  We will miss her smile, her sense of humor, levity and her passion. She will be missed and we wish her family all the best in this sad time.

Thanks Barbara – you will be missed and never forgotten.

Our Very Own Coach A Resigns (LAX)

We wanted to tip our hat to our very own Coach A as his resignation from Saint Ignatius Lacrosse was mentioned in SF Gate and felt throughout the West Coast LAX community.

Greg Angilly has stepped down as the coach of the St. Ignatius boys lacrosse team, which went 19-1 in 2008 and finished the season ranked No. 27 nationally and No. 2 in the west, according to laxpower.com.

Angilly cited his 3-year-old son, 2-year-old daughter and 2-year-old business as the collective impetus for his decision.

In Angilly’s six years as coach, the Wildcats compiled a 107-15 record and finished in the top three in the west three times.

“Kitchen?” That’s a SINK!

Two doors west of Home San Francisco World Headquarters sits 331-333 Cortland Ave, a 3 unit mixed use building. There’s a 1200 square foot commercial space, a 3 bed/2 bath, 1200 sqft flat and a stand alone cottage in the rear. (approx 650 sqft).

This building was on the market for $1,699,000 for 90 days and withdrawn on August 12th. On August 28th the building came back to the market as new with no staging and a new price of $1,495,000. Fairly typical in our industry to see a listing expire and come back on the market with a new broker but in this case there are a few interesting factoids.

  1. What is being sold: The property is being marketed as individual TIC’s this time around. The two residential units are on a “fast track” for condo conversion according to the new listing agent. I find this hard to believe for a few reasons, namely the lack of off street parking. In order to convert to a condo, a variance must be issued as there’s no off street parking. Before a variance gets issued, the City will send out a notice to the neighbors who will be potentially effected by the additional street parking. The neighbor due west of the subject property complains about EVERYTHING – you can take it to the bank that he’ll protest the variance – which means trouble for anyone trying to convert to condos.
  2. Kitchen: THAT’S NOT A KITCHEN! Marketing remarks: “The two story, free standing cottage has two bedrooms, one full remodeled bathroom, a sunny living room, and kitchen with a stainless steel sink….” Umm – there is NO kitchen. The kitchen is the stainless steel sink. As seen from my picture, the sink has 2 small electric burners on the left side and a mini fridge below the burners. That’s the “kitchen.” You can’t feasibly cook a meal in this sink –err I mean kitchen.   Jackson can’t even cook a meal in this sink/ kitchen. No counters, no cabinets, no where to put a freaking cutting board, yet advertised as a “kitchen.” (Note: the gas line for the building doesn’t run to the rear cottage-another red flag for me.)
