Snapshot of New East Bay Listings

Four new East Bay listings and some thoughts from Farrah:

  1. Steal: This 3 bedroom, 2 bath condo in Concord is only $105,000. This is right around the prices of other similar condos that have sold recently. It’s a short sale but someone with patience may be able to buy a spacious home to live in or rent out for a very low price.Screen shot 2009-11-09 at 5.45.46 PM
  2. Splurge: The priciest home that came on the market this weekend is this spacious home situated on half an acre of land in Danville. For about $3.5 million, this could be all yours.
  3. De-Lux apartment in the sky: Not only is this condo gorgeous, it has breathtaking views of Lake Merritt and all of Oakland. It’s in one of my favorite neighborhoods, right on Lake Merritt. The HOA fees will also take your breath away at $686 but you will get a lot of amenities for this fee – pool, gym, cable, security, etc. The condo is listed for $415,000.
  4. Most expensive foreclosure: This home may seem expensive at $839,000, at $288 per square foot, it’s a much better deal than nearby Lafayette homes that sold recently for $325 per square foot and $404 per square foot. This home is almost 3000 square feet and on over a quarter of an acre.

Winter Spare the Air

In an effort to protect public health, the Bay Area Air Quality Management District will open the Winter Spare the Air season on Sunday, November 1, and begin enforcing a regulation that restricts wood burning in the Bay Area through February 28, 2010.

Between November 1, 2009, and February 28, 2010, the Air District will declare a Winter Spare the Air Alert when air pollution is forecast to reach unhealthy levels. During a Winter Spare the Air Alert, the use of wood-burning devices, including fireplaces, pellet stoves, wood stoves and outdoor fire pits, is forbidden. There are expected to be, on average, approximately 15-20 Winter Spare the Air Alerts during the season.

This season, Winter Spare the Air Alertswill be declared the day prior to the alert going into effect. Each day by 2 p.m., the Air District will issue an air quality forecast. If air quality is forecast to be unhealthy, a Winter Spare the Air Alertwill be called for the next day. The Alert will be in place for 24 hours – one calendar day – active from midnight-to-midnight.

Those who burn during a Winter Spare the Air Alert will receive a warning for the first violation and a second violation is subject to a $400 ticket. The ticket amount will increase with any subsequent violations, depending on the severity of the infraction. Residents and businesses that burn wood as their only source of heat are exempt from the regulation.

Under the new rule, only EPA-certified wood stoves or fireplace inserts, pellet stoves, or natural gas devices can be sold or installed
in new construction or remodels. The new rule also places year-round prohibitions on excessive smoke, and on the burning of
garbage and other harmful materials in fireplaces and wood stoves.

Seductively Sold reports are on hold indefinitely.  Since so many of you have signed up and enjoy getting the weekly sold stats delivered fresh each Monday, we will continue sending reports packed with data (but fewer pictures).  You can sign up to receive the weekly sold stats, but for the time being, we will no longer be publishing the weekly sold data on this here bloggy blog.

We apologize for the sudden change, but things are shifting around here.  Posts will be light through the remainder of the year and we may come back with a new format in 2010.
