i didn’t think my opinion of the rest of the house had to be a part of the post, but i did want to voice it. this house has some neat bells and whistles, but really–$1.250 for this little thing? it has a “cool factor”, it’s in an exciting part of town, but it’s hard to imagine paying. any guesses on what this closes for?

don’t you mean the stager did a great job of warming up the backyard? this home has great staging overall, IMO.

too bad they couldn’t stage the facade. I live very close by and the units on 18th aren’t moving very well. Although this is a SFH, and the others have been condos, TICs, 2-4 units… good luck with that really awful facade. How much would that cost to fix?

yeah, the stager did a great job. i didn’t inquire as to who designed the space, but whomever did; well done (purely aesthetic. the house itself isn’t very large or functional in my opinion). it will cost some serious money to change that facade. not sure exactly how much as it would depend on the new materials and whether or not there is asbestos under the current siding, but i doubt you could rip that off and put up something nice for less than $25k (probably more).
