The West Coast’s most prominent and emerging interior and landscape designers will converge on 2830 Pacific Avenue to transform the stately four-story Georgian mansion into the 2009 San Francisco Decorator Showcase – California’s premiere design showhouse. Now in its 32nd year, the San Francisco Decorator Showcase will run from April 25 through Memorial Day, May 25, 2009.
The elegant and formal Georgian mansion at 2830 Pacific Ave. was originally designed and built in 1910 by San Francisco architect Nathaniel Blaisdell. The four-story mansion sits on one of the largest lots on the 2800 block of Pacific between Divisadero and Broderick, adjacent to Raycliff Terrace. The main level’s spacious public areas include an elegant parlour, living room, large family kitchen and a formal dining room leading out to a landscaped garden terrace. The second level includes five bedrooms and a formal library. The penthouse level features a stunning wrap-around terrace with panoramic Bay views.
The San Francisco Decorator Showcase is the West Coast’s premiere design showhouse event, featuring the work of the region’s top designers. The San Francisco Decorator Showcase is a benefit for San Francisco University High School’s financial aid program. Over the past 32 years, Showcase has raised more than $10 million and benefited hundreds of Bay Area students.

There are a lot of homes in sF that have square, concrete back “yards” that go unused due to their hard, drab and unwelcoming qualities. The folks over at 4404 18th Street did a decent job of sprucing up their gray box of a backyard into a comfy, chill space by adding furniture and a little bit of landscaping. Take everything away and you have just another concrete space, but this goes to show you what some money, a little color and imagination can do to a boring outdoor space. The rest of the house is done in a similar fashion–clean and contemporary. Now, about that facade…

Last September we received an email from a reader inquiring about a particular 1842 18th Ave. “that stands out from the neighborhood. I’ve been told there is a lot of history surrounding the home, but I am finding it difficult to get any information. Do you or your readers happen to know why this home is custom on a double wide lot when most of the neighborhood is more typical of Sunset?” Curbed SF posted the same question to its readers and the most complete explanation, until now, has been:
House was originally located in the Presidio and was moved to that location in the teens or twenties, maybe. The house itself is probably from around the turn of the century. That’s what I was told at the estate sale about 2 years ago. I forget what else they said… The place was a disaster inside, but pretty cool. I think it sold for around $1.2 shortly after the estate sale.
Over the weekend we received more insight from, John Zanardi, stating:
My grandparents bought the house in 1955, and lived there until my grandmother passed in 2006. As far as the history of the house, it was moved there as one of the first homes in the area. The rumor was that General “Blackjack” Pershing had once lived in the house. It had to be moved around Golden Gate Park because the curator of the park wouldn’t allow it through, so it was moved via ocean beach on the great highway past the cliff house and up to 17th ave where it was placed on top of a sand hill. The house is actually sitting sideways with the front porch facing the park. The interior consisted of a large entry hall with vaulted ceilings. Read the rest of this entry »

Guten Morgen,
Another week where we saw far fewer transactions versus the same time in prior years. It’s hard to get a good picture of the market with so few data points, but we’ll take what we can . Mortgage rates seem to be holding over the last week, sellers seem to be a bit more realistic and buyers are still out for a bargain. Below are the single family homes, condo/loft/TIC and multi-unit building sales for the week 1/19/09-1/25/09.
Our weekly installment, Seductively Sold will be available for your viewing pleasure each Monday. If you would like to see the actual sales price for the properties listed, you must agree to the terms and conditions and ask…
