wish i could say it was nice to be back, but food, drink, beaches, clubs, music, architecture, art and no work in south america is a touch more fun than work and blogging in the states…
that said, i missed ya’ll and i’d be happy to take a stab.
first, wholly smokes is that data all over the place. Fewer sales in every district except district 8 which had the same number of sales (only 1 place). prices are lower in most districts. 5 districts increased in price while 5 decreased (significant decreases in D3, D8, D10). The higher end market–often D–went way up in price, but only had 1 sale, versus 10 the year before. The number of days on market is very interesting as it decreased in several districts.
my thoughts…
we will continue to see decreases in year over year sales prices. we will continue to see shorter days on market as places this year seem to be selling quickly (per sF usual) if the property is priced right, in a good ‘hood and shows well. i don’t think however this data is a solid tool to use in determining price as each district consists of many subdistrict’s which often have very different qualities.
