G - If my Potrero knowledge serves me well - i believe this will be the highest priced single family home to sell in Potrero Hill. I recall a several million dollar home on the corner of 20th and Wisconsin - (think Palm Springs sprinklers) that pushed the 2M+ mark - but nothing with a 3 in front of it.
Sounds like quite the compound - perhaps 3 of us should each buy 1 wing!

you are absolutely correct. there has only been 1 $3m sale in potrero hill and it took place in 2000. The address was 400 Pennsylvania.

The $3m sale of 400 Penn was at the peak of the dotcom bubble. It sold a year later for $1.9m, and given the location & the condition of the house, even that was pretty rich. Do you think Carolina will go for anything close to asking?

i actually could see Carolina selling for asking. the listings states that it is on 3 lots. if that includes the empty one, than $3mm is actually a bargain as an empty lot in that part of town with those views is worth a whole lotta scratch. if the empty lot is not included, i would estimate this selling for something around the asking price. the problem is the abundance of stairs just to get to your house, that’s going to turn some people off. the style is also not for everybody, so i dunno, hard to say what this sells for as there are not really comps for this house. an appraisal will be fun.

If you mean the lot to the north, they sold that separately & there are already plans to develop it. I’m pretty sure the three lots are under the current house. It’s a gorgeous place, but I don’t see $3m at the top of a long flight of stairs w/o a garage, especially three blocks from the PH projects. The only comp I can see is 610 Rhode Island, but that was for a really different kind of buyer (although I never thought they would get their asking either, so what do I know?).
