Though it was not easy getting potential buyers through the house, there was plenty of interest in the home that was on the market for 6 days before the 1pm offer deadline today. It’s been such a joy trying to sell this house where the agent demonstrated little interest in showing it to potential buyers because she knew that the grossly under priced home and the 7 day marketing period would cause a major bidding war (despite the doom and gloom news you read every day). Today was offer day and the lovely, face lifted agent was just as much of a pleasure to talk to in person as she was on the phone.
Me: Hi, I’m Garrett, it’s nice to meet you.
Agent: Is the disclosure package signed?
Me: Yes, it is. Are you the listing agent? What is your name?
Agent: I’m ——, the entire disclosure package is in this envelope?
Me: Yes ma’am, it is.
Agent: How did you fit it all in this envelope?
Me: I thought it would be more convenient for you if I extracted and returned only the signature pages as I didn’t think you’d want me to return the 400 page package.
Agent: (opens the envelope to see with her own eyes that the documents that I said were included were in fact included).
Agent: Ok, if you say they are here. I don’t understand why you wouldn’t want to give everything back to me.
Me: I’d be happy to drive back across town to get you the rest of the package [the package that was sitting on her lap] if that would be better for you.
Agent: No. That won’t be necessary. Thank you.
Me: Ok, well, if you have any questions or if you get any feedback from your seller, please call me as I’ve included all my contact information in the packet and my clients are very excited about the house and the opportunity it brings their young family.
Agent: Great. (throws my package on top of the 5 envelopes already sitting there).
Wow. Between the phone call a few days ago and this most recent, in person experience, it’s a good thing it’s a beautiful sunny day and that I’m a respectful person. The last time these very same clients of mine submitted an offer, it turned into a 29 Offer bidding war and the listing agent magically knew what it would take to be the best offer (I doubt he looked at the other offers. Pshah!) so he happened to represent the buyer as well. I love seeing agents looking out for their clients’ best interest (Sarcastic? Me? no.).

I really really like this new Blog concept you have done twice now. I recognize that I regularly contribute to Schtuff, which can be at times, largely about real estate, but not being an agent and not being in the market to buy quite yet, I am not always interested in the posts.
The “day and the life” dialogue concept of the New School realtor vs. the Old Guard Shadesters is fun, witty, and draws the reader in even if they are not in “the know” when it comes to this business. Keep it up and maybe even give the series a title, like Farrah does with “Hood Warz.”
