Tuesday’s offer Realtors an action packed day. Nearly all the active listings in the city are open for Tuesday Broker’s Tour. The Tour starts in District 8 at 9:00am and runs through District 10 ending at 4pm. It’s not uncommon to preview 20+ houses on any given Tuesday. In my new weekly installment, Schtuff I Saw On Tuesday, I’m going to share with you the best, worst and oddest of each Tuesday.

July 8th (Another relatively slow week for new listings given the preceeding holiday weekend):
Best Statement
1111 Greenwich: $2,395,000
Incredible views – not a lot of property for the price but given the location (Russian Hill) it’s an understandable price. The brunch was solid – too many gossiping agents to actually enjoy the quiche, but fear not, I took some to go. The best property statement I’ve seen in a long time. Kudos to Jon Taylor of Paragon Real Estate. I’m often very critical (read the rest) of agents who don’t spend a dime marketing multi-million dollar homes. Jon spent a fortune – 12 color pages – it’s a novella not a statement!
Most “Tired” building
10 Miller Place # 901 $899,000
Nob Hill / China Town 2 bed condo. The building is T I R E D – feels very 1976 to me. The unit has upgrades and spectacular views – but the HOA dues are in 900′s and the windows and sliding glass doors are very dated. Bagels and Veggies were nice. While I was in the unit, an owner from a unit on another floor came down and had the agent give him a listing presentation — now that’s a successful Tuesday Tour!
Best location
66 Pleasant St -$795,000
Very San Franciscan location – 1 block alley off of Taylor between Sacremento and Clay – steps to Grace Cathedral – loved the location but no parking is tough. No food.
Best Bang for the Buck

155 Parker Ave $975,000
3 bed / 1 bath condo in Laurel Ht’s/Jordan Park. It’s not the perfect location within Jordan Park, that said it’s in Jordan Park. 1400+ square feet, parking and a large shared yard for under 1 million. Low HOA dues, a nicely remodeled unit – it’s easily my pick of the week. And that’s before you add Super Agent Scott Brittain to the mix – a former SI Lax player who is now slingin houses – yeah Scoot. Lunch was also a plus – i’m guessing Whole Foods – very nice touch at 11:00am. I had a mozzerella and tomato / and roast beef mushroom. Nicely presented and a big water bottle. Yeah Scoot!
Tie for Worst of the Week:
2506 Washington St – $3,695,000
- Don’t advertise brunch and not have anything – not even water. That is unacceptable and I won’t stand for it.
- I understand it’s owner occupied and a piece of SF history and culture – that said, you can’t get any sense of the size of the rooms due to the amount of SCHTUFF all over the place. It’s a freakin museum.
- Weak Sauce effort on the statement.
- The tour starts at 2pm – not 2:15.
- It really helps when the agent holding the Tuesday Tour has the keys to actually open the home. My favorite line of the week:
Agent: We’ll be open on tomorrow night.
Claudia: Are you sure?
So there ya go – not too much quality inventory or food this week – Tune in next week – should be a ton of new inventory and hopefully a memorable eat or two.

Ahh the Novella – you can take it to the bank – when I list a 2.5+ home i’m going novella all the way.
