A 25 foot young gray whale was found dead and decomposing under pier 27 in SF yesterday. The Coast Guard is in the works to remove the rotting carcass while workers nearby have been complaining of a foul smell for days.

Yesterday I spent 20 minutes in 695 Arkansas St and here are my impressions:

  1. It’s a very cool, modern, architecturally significant house that is extremely unassuming from the outside.
  2. It has expansive eastern views which you could describe as water views with a heavy dose of industrial and a scoach of housing project.
  3. Location wise, it’s FAR from ideal in the neighborhood.
  4. Compared to the other 3 million dollar homes currently available (see list below), it fails miserably.
  5. First impression - A seller that doesn’t care about first impressions. The cornerstone of the house is the central courtyard - it has the potential to be incredible but the lawn hasn’t been mowed or watered in weeks, the pool is dirty, bordering on filthy, there were light bulbs out and the Broker’s Tour didn’t even include bottled water. Typically with multi million dollar houses you receive a multi page statement or brochure which offers details, pictures, floor plans, etc. I received a 1 page statement on basic white copy paper.

Am I being picky - you are damn right I am - we’re talking about 3 Million bucks in a neighborhood that has had only one 3M+ sale EVER.

The San Francisco Department of Building Inspection is proposing to increase the fee for 3R (report of residential record) reports from $50 to $161. The proposed increase is part of a comprehensive adjustment of permit and inspection fees designed to better reflect the actual cost of providing services. The current DBI fee schedule was last comprehensively changed in October, 1992—nearly 16 years ago—and, the DBI says, is not current with Bay Area cost-of-living increases.

Consultant analysis of DBI’s fee structure revealed that the department under-recovers its cost by roughly 29 percent, measured in 2007-08 budgeted dollars. As a result, the consultants have proposed the following:

  • Increases in permit fees by an average of 38 percent;
  • Increases in fees for general building permit costs, including plan review and building inspections, by around 20 percent;
  • Increases in plumbing permit and inspection fees by an average of 89 percent; and
  • Increases in electrical permit and inspection fees by an average of 111 percent.

Last March, when 752 Carolina Street came on the market as the highest priced home ever to sell in Potrero Hill, people thought, yah right, who is going to spend $3m in Potrero? 9 days later, the home sold, for at least the sticker price (the final sales price was never disclosed). Has that sale paved the way for other triple-million dollar homes to come on the market in Potrero Hill? It seems so, only this time, the house is on the South Slope of the hill (often times thought of as inferior due to lack of views and proximity to noise and sometimes crime.)

Say hello to the next $3m home in Potrero Hill; 695 Arkansas.

695 Arkansas Street changed hands back in 2001 for $1,900,000. There are no pictures in the MLS from that transaction, so it’s difficult to imagine what the home looked like 7 years ago, but we know now, that it looks pretty sweet. Does it sell for the asking price? Over? Under? Would that location, across the street from the Potrero Hill recreation center concern you?
